Management

Collect and enforce the monthly rent and fees. Disperse collected rents to Owner on the 10th-12th of each month.Pay the management fee which is generally 10% of collected rents. Stonebridge does not charge vacancy fees to the owner.
Inspect exterior of Property at least every 3 months and the interior about every 6 months. 
Keep an attorney on retainer that specializes in landlord/tenant law to answer questions and do evictions (see "Attorney Retainer Program" below)Pay the attorney retainer fee which is $10 per month for your first unit and $8 per month for additional units. The fee is not charged for vacant units.
Provide a monthly and yearly statement to Owner by email. 
Enforce terms of the lease. Send Tenant to collections and/or take legal action if necessary.Pay legal fees on approved legal actions (Stonebridge will attempt to recover these fees from Tenant when applicable)
Provide Tenant with necessary state, national and city disclosures. 
Retain Tenant & Owner security deposit in a secure trust account and disperse it as appropriate. 
 Vacancies

Advertise vacant units:

  • Local Newspaper
  • For Rent sign out front--FREE
  • Fliers with Rent Sign--FREE
  • Post on Craigslist.com--FREE
  • Post on KSL.com--FREE
  • Post on UAA website--FREE
  • Post on our website--FREE

Work with owner if additional marketing is needed.

Pay advertising costs as necessary and approved. Any personal marketing of managed properties must be approved by Stonebridge. As a properly licensed company we must comply with state and federal rules for advertising.
Answer and/or return calls from perspective tenants beyond regular office hours until 9:00 pm, Mon - Sat. 
Provide instant access to vacant units for prospective tenants with an access code or arrange a showing. Record the name, driver`s license or social security number, and phone number before providing access code. Change access code regularly.Pay for installation of keypad locks and accept and intial liability waiver.
Qualify applicants against screening guidelines.Pay screening fee of $10-$25 for applicants that do not become tenants.
Video the property condition prior to Tenant taking occupancy and after Tenant has vacated property. 
 Maintenance
Manage and coordiante general repairs and maintenance. Charge tenants when appropriate. Stonebridge requires that each property stay in good repair.

Major repairs and remodels are to be managed by Owner. Owner is also responsible to make their own insurance and warranty claims. Agent is available to assist Owner and coordinate with tenants.

  • If Owner is to conduct their own repair, maintenance, remodel, or inspection on the property then Owner is to understand Agent needs adequate time to inform Tenant. At least 24 hrs, preferably more time - especially for large projects.
  • Owner is to understand the same standard of functionality and amenities are to be maintained throughout the entire term of a lease, unless specifically exempt.
Retain on file a copy of Owner`s credit card in order to make authorized payments. Provide Owner with all receipts and invoices each month. 
New Owners & New Properties
Perform credit and background checks on Owners,Fill out "Owner Profile" and pay the $50 set up fee.
Verify property ownership. 
Inspect and qualify Property against "Minimum Standards of a New Property."Comply with "Minimum Standards of a New Property" prior to leasing.
  Fill out "Property Profile" and pay the $50 set up fee for each new property. Provide a copy of any CC&R`s or rules that apply to Property.
Office Procedures
Maintain office hours Mon-Fri 9:00am - 5:00pm closed holidays. Provide emergency numbers to Tenant and Owner where messages are checked 24hrs/day.Limit calls to office number and office hours except for emergencies.
